A NoMad Building for Our Times – 1245 Broadway
The new NoMad building coming to fruition at 1245 Broadway at 31st Street is an office tower for our times. Its overall design and structural components are thoughtfully conceived and executed to speak to how we live today.
As the building is realized, it is clear that GDSNY’s design has successfully created a form with beautiful sculptural massing, taking its cues from classic office towers in New York City. The grand 50-foot tall entrance and subtle detailing send unmistakable cues that one is entering an important structure.
The street level arcade not only provides a practical shield from weather, it adds depth to the façade and variety to the streetscape. Its precedents date back to the Renaissance Turin arcades in Italy, but its look is distinctively contemporary.
The overall compositional statement, both highly creative and masterful in its command of architectural vocabulary, is likely to make this building a classic and one of the most important buildings in NoMad. That is saying quite a lot in a neighborhood filled with architectural gems representing a galaxy of styles and famous architects.
The building’s setbacks create fewer shadows on the street, giving a more open feeling to those walking by. The varied setbacks (five in total) also provide interest and variety to the floor plans and allow for large sought-after terraces.
Important for our times, the 23-story structure incorporates touchless features throughout – the entrance, elevators, and bathrooms are all designed to limit high-touch surfaces and tactile interactions. Advanced ventilation systems have also been included. The office tower is on track to receive LEED Silver certification.
This unique building is another welcome addition to the distinctive NoMad neighborhood. The Commercial Observer reports that 1245 Broadway is to be completed by summer 2021. We look forward to when this notable NoMad building is open for business.
